What is a home inspection?

A Home Inspection is a visual examination of the interior and exterior physical structure and systems of your future home from the perimeter of the foundation to the ridge of the roof:

  • Foundation: Basement, Crawl space, Slab
  • Heating System/Air Conditioning System
  • Electrical System
  • Interior Plumbing System
  • Interior Walls, Ceilings, and Floors
  • Windows, Doors and Appliances
  • Siding, Gutters, Grading, Paving

What kind of written report will I receive?

Our high-quality, Home Inspection Report is a fully customized, narrative document. This comprehensive Home Inspection Report provides you with a summary of all of the major and minor concerns associated with the home. The summary allows you and your real estate agent to quickly and easily assess the condition of the property without the need to search through the entire report. The body of the report is in-depth and informative. The report is written using understandable terms and the information given is specific to the property at hand; including maintenance recommendations, life expectancies, and helpful suggestions.

When will I receive the written report?

Your Home Inspection Report, Termite Certification, and Radon Screening Report if applicable, will be sent to you within a few days after the home inspection. Typically reports are available by noon the following day. For your convenience, copies of the reports will be automatically sent to your real estate agent at no additional cost. Radon Screening Reports take additional time to process and will be sent to you under separate cover.

What free services are included in the cost of the inspection?

  • Follow-up phone consultations are always available. So, if any new or unanswered questions come to mind after the inspection or after the closing, please feel free to call the office. We consider you a client for a lifetime.
  • For your convenience, additional copies of your Home Inspection Report, Termite Certification and/or Radon Screening Report will be sent to your real estate agent.

Should I attend the home inspection?

Our home inspection includes a verbal, on-site report of all findings. You are encouraged to attend the home inspection for your maximum benefit. Attending the home inspection provides you with an opportunity to be an active part of the inspection process. At the time of inspection, you can become more familiar with the property, and ask questions about the condition of the house as they arise. The average home takes about two hours to inspect.

Why do most mortgage companies require a termite certification?

Termite infestation can destroy the integrity of the framing of your house. Extensive termite damage can be very expensive to repair. Our termite inspection covers all types of wood destroying insects: termites, carpenter ants, powder post beetles, old house borers, and carpenter bees. We issue all Termite Certifications on the industry standard NPCA-1 form.

Radon: What to Know

  • Radon is Cancer causing radioactive gas that is odorless and invisible. Long term exposure to high levels of Radon in your home will substantially increase your risk of developing lung cancer.
  • Radon can be found throughout the United States. Some areas in the Greater Kansas City have higher levels, yet all areas represent some risk of having a high level of Radon.
  • The EPA and the Surgeon General recommends that all homes be tested for Radon gas below the third floor.
  • Radon gets into the home through cracks and gaps in concrete floors, walls and service ways.
